I know when we last spoke you had expressed some
interest in learning more about how things are going for
me at Re/Max Elite. Now that I've got a little experience
under my belt I wanted to share some stats with you:
1) Property Calls vs. Floor time: This
was the main reason I made the move. This business model
directs all calls from my yard signs to me. Now all property
calls come to me, I try to sell them my listing they called
in on (which is fair to my seller since their property generated
the lead) & if then if the caller isnt interested I
convert them to buyer agency on other properties. My sellers
are very pleased with this model and 100% of them came with
me to the new broker. Get this ALL of them but 1 gave me
6 month listing extensions!!! I tracked the first 3 weeks
of property calls - this is going to blow your mind:
11 Listings
23 Calls
7 Prospects added to my database
3 New Buyers that are actively working with my Buyer Agent

2 Pendings:
a. $196,500 (my listing) 5% = $9825.00
b. $115,000 (buyers agency) 3% = $3450.00
*that's right: I have sold 2 houses in 3 weeks already
... this is HUGE!!! if you calculate that over a year
* I would have to do floor time for 6 months or more to
track these kind of conversion numbers!!!!
2) Showing Solutions: this is an outsourced
provider for appointment setting & feedback. My sellers
are loving this because they get direct feedback via e-mail
and the hours of operation are much longer (until 8pm and
including ALL weekends & Holidays) than most brokers
who use admin staff & agents to set appointments. No
busy signals, no "can't get the system to work"
etc. And if there is a problem confirming they jump all
over it and call me to get the appt confirmed. I like this
automated professionally staffed system WAY better thant
the office staff & agent model. Plus I can acces the
system remotely via internet and make changes to instructions
on the weekends if the admin folks are off.
3) Full Service Broker Admin Support: My admin,
Robin, takes care of everything. She even uploads the property
disclosures on new listings! She has already saved me on
about 3 listing where i made some sort of mistake that could
have cost me a fine. Its like having a full time assistant
as part of my team - no extra charge for her services. I've
also attached a sheet with all of the services & technology
items that are designed to take B & C activities off
of my plate so I can focus on "A" activities -
Listing & Selling Houses! Lone Wolf is an intranet based
system that does everything from billing to tracking my
listings to closing coordination tasks! Included!
4) Cost: cost to do business based on this
new model is significantly less. The Broker doesnt view
additional services as a profit center for them but a way
to free me up to focus on listing & selling houses!
Not a bunch of crazy junk fees either. This alone has decreased
my costs by nearly $4k-$6k annually off the top!!! For example:
I was on a RAPP ... the cost to do it was $1200.00 per year.
Website: $50/mo = $600yr. E&O = $300yr etc. all of this
is included in my one low monthly fee of $360!!!! No surprises,
no accounting mistakes, overbilling ... nothing! Simple
and easy.
Needless to say I am impressed and excited about how this
move is going to impact my business. I am so pleased with
this technology driven/ agent liberating business model
that I am going to help the broker tell the story to agents
who may be considering a change to a fresh business model,
looking to immediately reduce costs, improve productivity
through technology & directly increase their production
by letting them control the leads that their listings produce.

After getting my license in December of 2005, I was a bit
nervous, at first, about committing to the RE/MAX business
plan. I weighed all the options, talked to several other brokers,
and then made one of the best business decisions of my life.

dollars in my pocket, which in turn allows me to provide a

I have to laugh when I look back on how difficult it was for
me obligate myself to a monthly fee just a year ago. Assuming
that I would have been able to produce the same 2006 sales
volume, it would have cost me over $30,000 to transact the
business at a traditional brokerage that I did at RE/MAX Elite
for under $13,000. This figure does not take into account
what I would have had to pay for internet leads that RE/MAX
offers to agents without an increased commission split. The
difference has allowed me to invest in the promotion of my
practice and build a referring database that I own. With that,
I can say that joining RE/MAX Elite was one of my best business
decisions. If you think that you can’t afford to take
the leap to RE/MAX Elite in this market, I would say that
you can’t afford not to.

I joined

Why
I joined REMAX ELITE
After being a traditional company for 11 years and doing
very well there, I decided it was time to take my career
to the next level. I've always admired the fact the Remax
agents are in charge of their own business and are able
to make decisions that affect their business without management
